Thinking about building?

House and Land packageThere are generally two options when it comes to building a house.

You can purchase the land first and then decide on a house plan and builder.  Or, you can buy a house and land package – where it all comes together.  There is another option – ‘knock-down rebuild’ – but we’ll look at this scenario in another post.

Whichever option you choose, the following steps will help get you started.

Step 1. Know what you can afford

Like any kind of shopping, a budget can help steer you in the right direction. It will ensure you don’t waste time deciding what type of marble you want on your benchtops, when the budget only allows for laminex.

Before you start seriously looking, make sure:

– you’re in a position to purchase

– you know your limit; and

– you know how to get things moving once you’ve found something to buy.

If you’ve got a pre-approved loan already in place, you’ve already completed Step One.

Step 2. Remember “location, location, location”

This will depend a bit on land releases and where land is available, but it’s a good idea to know what type of house you’d like to build, particularly if you’re going to buy the land first.

Questions you might want to consider include

– Is it likely to be a long and narrow house design?

– Will it be a double story home?

– Do you want room to add a pool in the future?

Knowing these answers will allow you to rank the list of blocks available according to their suitability i.e. Will your ‘ideal’ home fit the width of the block? Does the direction of the block match your ideas for the layout of your home?  How will any easements affect the placement of the house on the block?

If you’re considering a house and land package (where the house design has already been matched with the block), you’ll still need to think about how the location affects potential views and how your position on the street and the design of neighbouring homes may affect you.

Step 3. Find a plan and builder

This can be the most difficult part of the process, so take your time.  You want to get things right at the start and avoid making costly changes throughout the built.

Some builders will offer a selection of plans you can choose from and modify.  Just be careful about making significant alterations though, as the additional costs can add up rather quickly.

Another option is to get an Architect to design something and then find a suitable builder.  Architects will often recommend a particular builder.

Visit display homes, conduct your own research and ask to see examples of their work.  You want to ensure whoever you select is capable of designing and building what you want and will deliver a home with the quality of finishes you’re looking for.
